Enjoy Digital & Hunters – Local PPC Restructure Driving 70% More Valuations with 23% Lower CPV

About the campaign

Hunters is a well-known UK estate agency with more than 200 branches. When they came to us in September 2023, their Google Ads were spending a lot but not getting the results they wanted. 

They asked us to improve that, grow valuation leads by 10%, cut the cost per valuation to £50, and do it all without spending more money.

The strategy

We started by getting clear on who Hunters wanted to reach: UK homeowners selling properties and landlords looking for agents. These groups tend to bring the best long-term value.

We used a mix of government data, competitor research, and seasonal trends to figure out where and when to target.

From there, the plan was straightforward:

  • Set up campaigns focused on specific regions and branches, with keywords and ads tailored to those local areas.
  • Split budgets between brand campaigns for people already familiar with Hunters, and generic campaigns for those searching for estate agents but not necessarily Hunters.
  • Make sure ads took people directly to the right branch pages online, so their journey from search to booking a valuation was smooth.

This approach made the budget work smarter, not harder.

How we did it

The existing Google Ads account needed a full overhaul. We stripped back the old setup and rebuilt it with structure and scale in mind.

One big problem was too much spending on broad brand terms, which left local branches struggling to get leads. Plus, the ads weren’t targeted enough by location, so they missed lots of local searches.

We fixed this by focusing budgets on branch-specific campaigns, writing ad copy unique to each location, and constantly tweaking the account based on what was working, week in, week out.

Results that speak for themselves

Between September 2023 and April 2025, the improvements were clear:

  • Valuation leads jumped 70.6%, going from 2,660 to 4,537
  • The cost per valuation dropped 23.4%, from £54.21 down to £41.51
  • Click-to-conversion rate nearly doubled
  • Overall ROI hit nearly 595%

And the good news kept coming in 2025:

  • 1,923 valuations delivered, beating the target of 1,374
  • March saw the highest number of valuations since 2018
  • Cost per valuation hit a record low of £24.54 in April
  • ROI more than doubled, hitting nearly 1,300%
